At least one Mentor to learn from and talk to.

A vision for your area, and the ability to communicate it.

Alignment of your personal goals with those of the organisation - at least approximately.

Skills, particularly -
budgeting time,
budgeting money,
project management,
presentation skills.

Being liked, and an ability to influence others.

Contribution - adding value to the organisation, as perceived by the customers.

Learning from defeat and failure:

Ongoing personal growth - from: reading, training, experiencing.
